RRR River Ranch McCulloch County

Posted on: February 10th, 2020 by Mike Barbour

This wonderful property has much to offer.  It has nearly a mile of river frontage on the Colorado River, including water rights, in a scenic horseshoe bend of the river.  It has an appealing Austin stone home on a 100 foot high bluff overlooking spectacular scenery in the bend of the river.  There is a large horse barn, another large barn, 2 great sets of pens, a big shop and more improvements.  You have the option of irrigating fields with the system in place.  And there is pretty surface water, with a pond near the house and a small lake as well.  You really need to see it, there’s a lot to appreciate.

The house has porches on all 4 sides, to enjoy the scenery, the peacefulness, the breezes.  It has 3 bedrooms and 3.5 baths.  Each bedroom has its own private bath. The kitchen has a griddle stove, a regular stove, and granite countertops. The adjacent open living area has a large rock wood burning fireplace with shelving and custom cabinets on each side. The whole ranch is very well improved.   It has lots of water resources, and many improvements to make it more enjoyable to use.

Water.  In addition to all the river frontage, there are 2 water wells.  One is near the house and supplies residential needs.  The other well is a very large volume well, large enough for irrigation if you so desire. And, a huge and quite valuable asset is 174 acre-feet of water rights from the Colorado River ! Some or all of these water rights may be included with the ranch sale.

There are 2 nice stock ponds as well.  One is close enough to the house to walk to for a serene time with early morning coffee. The other we actually call a small lake, approximately 2 acres in an attractive location.  It’s big enough for kayaking or canoeing. Or fishing. And the ranch has a concrete reservoir for water storage as well. These are frequently used for ranch swimming pools. Community water or “city water” is also available not far away.

Recreation and other uses.  This one ranch has more potential activities available than just about any other ranch we’ve seen.  Some of  those would include boating or kayaking, several types of fishing, several types of hunting, 4 wheeling, horseback riding and training, artifact hunting, and more.

Improvements :  House.

The house has 2,520 square feet indoors.  Including the porches, it has 4,980 square feet under roof according to MCAD. This custom home was built in 2010, and appears to be in very good condition.  Ceilings are elevated throughout the house.  With the rock exterior and metal roof, it has a nearly maintenance free exterior.

The kitchen is large and open, with granite counters and a granite island.  It has a regular stove and a built-in griddle for those Saturday mornings. The flooring is tile.  The adjacent den and kitchen both have a wall of windows, looking out over the river. The view includes the river, the bluff above it, and the other side of this ranch around the horseshoe bend.

Barns.  The horse barn is a 100ft x 48ft.   It is fairly new, and is a metal structure with 4 horse stalls, an office, a kitchen, a half bath, and 2 wash racks.

The other large barn is also a fairly new metal structure. It is a 100 x 48 building, half of it is a shop on concrete and the other half is a shed.

Pens.  Two sets of pens serve the ranch, one is a small set on the west side.  The east side pens are huge, more than big enough for sorting horseback.  Included are pens with loafing sheds.

Outbuildings.   Other improvements include the “Texas House”, which is a very old frame house on a loose rock foundation, built probably around 1890.  Another structure is a shop/garage near the main house.

Please contact us for a showing of this serene, peaceful and secluded ranch, which has end of the road privacy
