Location.             This nice country place is 16 miles northeast of Brady, and about 2 to 2.5 hours northwest of Austin.  It is on quiet and peaceful County Road 428.

Terrain. The front part of the property is level, and the back part behind the house slopes to the north.  There are nice views of hills back there.  Some good sized live oak trees make it attractive, and native brush provides cover for game.

Improvements.    The house is approximately 1,800 feet according to MCAD. It is a modular home, 2 bedroom 2 bath.  It has porches front and back, and good shade trees in the yard, so it’s a pleasant home site.

Location.             This place is 5 miles northwest of Melvin, Texas.  It is 58 miles east southeast of San Angelo, and about 3 hours northwest of Austin.

Terrain.      The terrain is mostly level, with a seasonal draw through it from north to south. There are some nice live oak trees and some mesquite in the draw and along the fence lines.

Improvements.    No improvements except an old well with a windmill and fencing.

Water.  An old stock pond and the creek are seasonal.  The well has not been used in years.

Wildlife.      Very good dove hunting some years.  There will be deer hunting as well, but there is not a lot of cover for deer.

Comments.           The best use for this tract is agricultural, with some hunting as a bonus.  The majority of it is field land for production.

The Geographical Center of Texas is near Brady, which is why it is the “Heart of Texas”.

There are 5 Highways that converge here, US Hwys. 87, 377, and  283, along with Texas Highways 71 and 190.  Traffic is brisk, the traffic count is over 13,000 cars per day.

This location has wide frontage and visibility, 150 feet of frontage on Highway 87 / South Bridge St. A major price reduction has brought the price down to $125,000.

Location.             In northwest McCulloch County, this place is 19 miles northwest of Brady and 2.7 miles west of the farming village of Lohn.  It is within an hour’s drive east of San Angelo.

Terrain.      The terrain is level to gently sloping.  There are views of the “Brady Mountains” ridgeline to the south.  The seasonal creek has native trees and brush, primarily mesquite.  The majority of the acreage is grassland, well suited for horses or livestock, and for bird hunting.

Improvements.     The acreage is fenced, and electricity is available at the county road frontage.  A new water well has been drilled as well.  There is a very old farmhouse, which is in poor condition. 

Water.         A water well recently drilled hit water at 15 feet.  The well is cased to 80 feet. It also has an old hand-dug well, which has not been used in years.

Wildlife.      Good dove hunting, deer hunting as well. A number of varmints have been seen also.

Location:  This place is 7 miles northeast of Brady, on County Road 416.  It is 5 miles west of Rochelle, and about 2.5 hours northwest of Austin.

Terrain:  The countryside is gently sloping, and is primarily in ranching country.  Much of the acreage is in native grasses, with a few acres in heavy mesquite brush, and an oak tree or two.  There are several pecan trees near the old farmhouse.

Improvements:  An old farmhouse, a frame structure and is in need of repairs.  It’s a 2/1 of 864 square feet.  There are 3 metal sheds in fair condition.  The largest is 30 x 20 feet.

Water:  A pretty stock pond is near the house, a good fishing pond.  It has held water all summer with little or no rain.  Community drinking water is available for a home.
