Location.     This welcoming property is located within 6 miles of Brady Lake, and is about 10 miles west of Brady. The lake is about 2,000 acres when full.  It is lightly used, and is a good fishing, boating and conservation lake.

Industrial Sand Property

West TX Silica, LLC, (WTX) and its land affiliates have identified, through extensive due diligence, drilling and testing of sand samples and core samples; two adjacent blocks of land located in the Hickory Sand formation near Voca, Texas. The company has completed the testing, having drilled 19 bore holes, and encountered an average 0 feet to 5 feet overburden, with Hickory Sandstone down to 100’+.

Multiple samples were taken per hole at 5’-10’ intervals and were submitted to the lab for testing and analyses per ISO 13503-2/API RP19C. Size fractions of 30/50 (5K), 40/70 (6-7K) and 70/140 (7-8K) have been analyzed and all are within API specifications.

Water is plentiful, with some high volume wells nearby in the underlying Hickory Aquifer. Natural Gas is available for dryer operations  West Texas Gas operates the transmission line that runs through the mines.  The project has proven that there is quality frac sand in a proven location with excellent potential reserve volumes.

The acreage and accompanying reserves are available to an end buyer to develop a mining operation on the asset, or to add to existing reserves. The proposed southern site has Hwy 71 frontage on the south boundary to easily facilitate truck and heavy equipment ingress and egress. Proven sand production on offsetting commercial mines, highway frontage, and quality sand reserves were determining factors in due diligence.

An interesting piece of history about this property is the fact that the Old Stagecoach Watering Hole between Brady and Brownwood is on this place.  This historic site is located on the SE fence line where a natural spring feeds Corn Creek.

Location.   This is a choice hunting property, located in the Deep Creek Valley of northeastern McCulloch County.  It is within a mile of the village of Mercury.  It is about 2.5 hours southwest of Ft. Worth, and about 3 hours east of Midland.

Terrain.     The terrain is a major feature of the property.  It has a prominent hill with over 130 feet of elevation change.  There are great views of peaceful countryside and green tree-covered hills.  A great place for a home or a deer blind.
